	Transaction Coordination Services:

	Order preliminary title
	If condo, check homeowner association for lawsuits, resale order timeframe
	Initiate escrow, order title. If condo, order resale cert
	Submit all changes to escrow
	Coordinate closing with escrow, buyer or buyer's agent
	Review all title issues
	Confirm with escrow that mortgage information is accurate
	Check that buyer makes actual loan application in 5 days and review
	Set up time for signing closing documents. Confirm that buyer's lender's loan docs are being delivered to escrow

	Negotiating and Follow-Up Services:


	Comparable Market Analysis (CMA)
	Work with sellers on condition of home and preparing home for sale
	Arrange pre-listing inspection
	Assist seller in which repairs to make and how to make them
	Negotiate the offer
	Confirm with buyer's lender that buyer is prequalified
	Interface with other agent over building inspection
	Negotiate work orders with buyer's agent
	Assist seller in scheduling work orders
	Conduct building re-inspection
	Meet with buyer's appraiser
	Provide buyers appraiser with comps to support sales price
	Negotiate new sales price if appraisal is low
	Review loan approval from buyer's lender. Require buyer to provide stronger loan approval if approval is weak


	Contract Preparation Assistance:

	Preparation of listing forms
	Provide Form 17 and explain how to fill it out
	Research lead-based paint and disclosure requirements
	Research UST disclosure requirements
	Research Asbestos disclosure requirements
	Research products that are involved in litigation
	Provide all necessary contracts
